1. What is the project land extent?

The project land taken in to account for sanction is 6.73 acres, and the necessary open spaces requirements have been provided for as per statutory norms.

2. Where is Prestige Willow Tree located and what is it known for?

3. What are the advantages associated with the project?

The project is strategically located on Vidyaranyapura main road surrounded by well-established residential independent houses and commercial establishments. Excellent connectivity and Social Infrastructure like Schools, Hospitals, and Shopping outlets make it an ideal destination.

4. What happens once I have booked my apartment?

On realization of the initial payment of 10% you will be required to issue post-dated cheques (PDCs) for the instalments within 15 days against which a formal letter of allotment will be issued. A separate payment towards Franking is payable. Agreements will follow after completion of allotment process. On payment of balance 10% of the sale value and submission of post-dated cheques for the remaining amount, the allotment will be confirmed. Instalments are to be paid by way of post-dated cheques which is a pre-condition of the allotment. This schedule of payment is on a time bound basis as mentioned in the payment schedule. In case of a home loan, these PDCs are held with us as collateral and returned back at the time of possession.

5. What happens if one cancels the booking?

In case you do wish to cancel after booking, 2% of the sale value will be forfeited before Agreements and 10% of the sale value will be forfeited after agreements are executed as cancellation fee. The balance will be returned (subject to statutory deductions) without interest. Cancellation will attract GST as applicable.

6. When can I get the possession? When will the development start to take place?

Construction has commenced from January 2019 tentatively and your new home will welcome you from 31st March 2022 onwards.

7. Are modifications permissible in the house?

The specifications and designs have been carefully worked out. Considering the number of apartments and the delivery date, customization will not be possible in the collective interest of the purchasers.

8. Is title of the property clear?

Legal due diligence has been done. The land is freehold, marketable and free from all encumbrances.

9. What are the documents that need to be signed?

The Documents that need to be signed are Application Form, Agreement to Sell and Construct, followed by a Sale Deed upon completion of the development.

10. What is the procedure of assignment?

Assignment can be done only after the Agreements have been signed, PDCs given, 5 instalments paid and the new party complying with the terms and conditions of the principal agreement. • Transfer fee of Rs.150/- per sq.ft and GST as applicable will be required to be paid. • If you have availed a loan then you will be required to retrieve and hand over all letters and documents issued by Prestige to the bank / housing finance institution along with their NOC. • Please note that transfer will be done only when you have no amount due and interest for delayed payments, if applicable, has been paid to Prestige as on the intended date of transfer.

11. When will the Registration take place?

Registration will be done only on completion of the development and on payment of the entire sale consideration including the additional charges. Registration will be facilitated by us through an advocate appointed by Prestige.

12. Has BDA/RERA/BBMP approved the project?

Yes, the project has been duly approved by BDA/BBMP RERA Registration number: PRM/KA/RERA/1251/309/PR/181204/002195

13. What are the additional amounts to be paid?

BESCOM and BWSSB charges, GST, Generator charges, Khata assessment charges, Registration charges, Sinking fund, Advance maintenance charges and any other statutory charges/ duties as applicable. • GST will be collected along with booking amount and instalments spread till possession.

14. What is my responsibility of disbursement of Instalments through HFIs?

It is the purchaser’s responsibility to ensure timely disbursement of instalments from HFIs and no demand will be made by us to the HFIs for the same. To facilitate smooth payments, customers are required to agree to a pre-determined payment schedule and issue a mandate to the HFI to disburse payments as per the schedule. This will be done via a ‘Mandatory Disbursement Form’ at the time of signing the Sale Agreement.

15. What’s the scheme of maintenance?

Sum of Rs. 60 per sqft will be charged as the advance maintenance fee for the first year and will be collected at the time of closing of your account. From the second year onwards, maintenance charges will be levied as decided by the Association/Prestige Property Management and Services. All future payments are to be made favouring the property management company. • An additional sum of Rs. 60 per sqft corresponding to the super built area will be collected as sinking fund. This amount will be deposited in an Escrow account and the accruals will be used for major expenditure.

16. Has Willow Tree been approved by Housing Financing Institutions?

Yes, we have select Banks/HFIs who will extend loans to customers based on their eligibility criteria.

17. Is there any differential in pricing based on floor and orientation of apartment?

Yes, there is a differential pricing for apartments. For every floor rise there is an increase in per sqft. In addition to the floor rise, selected apartments will also attract a preferential location charge (PLC).

18. Is this a phased development? What’s the timing for completion?

The project is being developed in single phase and will be ready for possession within 42 months from the date of commencement of construction.

19. Can I make payment through 100% down payment?

Yes, you can avail of a discount on 100% down payment. However, this scheme/offer will be valid for a limited period from the date of launch.
